Job Description

Looking for a jack-of-all-trades who likes working with a team and enjoys troubleshooting a variety of property challenges. Cook Inlet Housing Authority (CIHA) is looking for skilled Residential Maintenance Technicians to help support and maintain our portfolio of residential properties. In this role, you’ll perform a wide range of skilled and semi-skilled maintenance and repair tasks, helping ensure our residential buildings and community spaces remain safe, functional, and welcoming for our residents. This is a hands-on, field-based role working both independently and as part of a property team to deliver high-quality service across multiple residential sites.

What You’ll Be Doing

  • Perform general maintenance tasks including plumbing, electrical, drywall, and painting.
  • Assist with preventative maintenance and regulatory inspections.
  • Complete unit inspections and create materials/work estimates.
  • Complete high-quality repairs and installations, including cabinetry, flooring, windows, and siding.
  • Perform specialized work such as window glazing, tile installation, and masonry repairs.
  • Repair and install various flooring types, including soft flooring and ceramic tile, as well as window glass installation.
  • Carry out moderate plumbing work, including measuring, cutting, threading, and installing pipes for water line repairs.
  • Conduct make-ready inspections; develop scopes of work, material lists, and labor estimates for maintenance tasks and projects.
  • Use safe work practices and comply with CIHA procedures.
  • Respond to after-hours emergency calls while assigned to on-call duties.
  • Work independently and as part of a property team.

What We’re Looking For

We are looking for someone who will fit with our established team, skills are important but who you are and how you show up matters to us—whether you're just starting out in Residential Maintenance or have years of experience. Here’s what we’re after:

  • Strong working knowledge of building maintenance trades, safety standards, and relevant tools/equipment.
  • Ability to quickly shift gears, juggle priorities, and meet multiple deadlines.
  • Comfortable with physically demanding work—must be able to lift 70 lbs, climb ladders, and work outdoors in varying weather.
  • Solid organizational skills and the ability to estimate materials, document repairs, and follow scheduled maintenance plans.
  • Someone who’s dependable, proactive, and likes working collaboratively.
  • Willing and able to complete UPCS or HQS certification within 12 months of hire (if not already certified).
  • Valid Driver’s License and reliable, insured vehicle suitable for all-weather travel.

Maintenance Mechanic I

  • Three years’ experience working in the maintenance trade, preferably in residential building maintenance
  • Maintenance Mechanic II-III (Everything from Level I, plus:)
  • Six years apprenticeship training (or equivalent work experience)
  • Four years of journeyman experience in building maintenance, electrical, carpentry, plumbing or mechanical trades work.
